ALTA Surveys
An ALTA survey is a national standard detailed land map that shows all existing improvements and modifications made to a property, along with locations for utilities. ALTA surveys are generally associated with Commercial Acquisitions or at the end of a Commercial Construction project. They are requested by banks, mortgage lenders and corporations. A Title Commitment is a requirement for an ALTA survey.
subdivisions

Zoning Reports
Zoning reports are often combined with ALTA surveys. Zoning reports include an assessment of current zoning regulations, permitted uses of a particular piece of land, and what the present condition of the property may be.
Percolation Tests
Percolation Tests are often required to obtain utility access such as water and power and often required to obtain a valid 911 address. Perc tests are designed to determine soil’s capacity for water absorption before a septic field or basin is installed.
